After two consecutive mass murders on his college's fraternity row, loner Brent Chirino infiltrates the ranks of the popular Delta Bi Theta frat to investigate his twin brother Brock's murder at the hands of a serial killer known as 'Motherface'. Brent isn't just any pledge; he's a legacy with a mission. After the Deltas' senior prank gone wrong earns them a punishment weekend at The Old Sorority House by the Lake, they're targeted by Motherface who knows their deepest fears and exploits them to pick off the bros one by one in increasingly gory ways.
